Every financing opportunity is evaluated individually. Souza Capital Partners considers the quality and value of the underlying collateral, borrower experience, project economics, leverage, liquidity, proposed business plan and the strength of the anticipated exit strategy.

We underwrite not only the expected execution of a transaction, but also the downside scenario if the original plan is delayed or does not perform as anticipated. Our credit philosophy is centered on capital preservation, sensible leverage and transactions supported by a credible path to repayment.

Souza Capital Partners primarily evaluates financing opportunities from experienced or qualified real estate investors and operators acquiring or improving non-owner-occupied investment properties.

We generally look for borrowers who demonstrate:

• Relevant real estate or project experience
• A meaningful financial commitment to the transaction
• Adequate liquidity and financial capacity
• A clearly defined property-level business plan
• A credible strategy for repayment, refinancing or disposition

Each transaction is evaluated independently, and financing is subject to underwriting, documentation and applicable requirements.

For qualifying stabilized investment properties, Souza Capital Partners can also facilitate DSCR financing through established lending relationships.

DSCR financing may provide an appropriate permanent financing solution for eligible non-owner-occupied rental properties, including transactions transitioning from short-duration bridge financing following stabilization.
