DSCR's for Real Estate Investors

The DSCR Loan is a specialized mortgage designed exclusively for acquiring short-term or long-term rental investment properties.


The primary benefit of this financing is the qualification standard: borrowers are approved based on the credit score and the property's potential cash flow, as determined by a professional rental analysis. No personal income verification, tax returns, or employment history are required for qualification. There is no seasoning of reserve funds at closing, or no cap on number of loans we can do for you.


The Debt Service Coverage Ratio (DSCR) is the core measurement used to determine the property's ability to service the debt. It is calculated by dividing the property’s Net Operating Income (NOI) by its total debt obligations, which includes the proposed mortgage payment.


We can also issue a loan under a personal name, LLC, or Corporation.
