Souza Capital Partners is a privately held real estate capital and investment company focused on asset-backed private credit and the acquisition of select income-producing commercial real estate. We approach real estate from the perspective of both lender and principal investor, evaluating each opportunity through disciplined underwriting, thoughtful capital structuring and a clear understanding of downside risk.
Our objective is not transaction volume. We focus on opportunities where the underlying real estate, capital structure and execution strategy support a well-defined investment thesis.

Private Credit & Investments
Souza Capital Partners operates across two complementary areas of real estate capital. Through our private credit activities, we focus on short-duration, asset-backed financing for experienced real estate investors and operators. Opportunities are evaluated based on collateral quality, borrower experience, leverage, project economics and the strength of the proposed exit strategy.
As a principal investor, Souza Capital selectively pursues income-producing commercial real estate for its own account, with an emphasis on properties supported by durable tenancy, contractual cash flow and net-lease or similar ownership structures.
Our involvement on both sides of the capital structure informs how we evaluate risk, financing and long-term asset value.
Everton Souza, Founder & Principal
Souza Capital Partners was founded by Everton Souza, whose background spans engineering, real estate and investment-property finance.
His engineering career has focused on complex industrial systems, field execution and disciplined problem solving within the power-generation industry. That analytical approach informs Souza Capital Partners’ emphasis on underwriting, capital structure, collateral evaluation and transaction execution.
Everton holds real estate licenses in Illinois and Florida and a mortgage loan originator license. His multidisciplinary background supports Souza’s approach to private credit and the long-term ownership of select real estate assets.
